The Senior Property Accountant will be responsible for managing and executing various property accounting functions related to lease transactions and tenant reconciliations. This role involves participating in monthly and quarterly financial processes, preparing reports, and ensuring compliance with accounting standards. The ideal candidate should possess strong analytical skills, attention to detail, and the ability to communicate effectively with tenants and internal stakeholders.
Tenant Revenue Oversight:
Execute the monthly rent up process, ensuring all rental income is recorded correctly
Perform monthly bank reconciliation, ensuring all transactions are accurately recorded and discrepancies are resolved
Conduct comprehensive reconciliations for Common Area Maintenance (CAM) charges, tenant expenses, and operating expenses
Address and resolve tenant inquiries related to operating expenses and works closely with PM and AR team to ensure timely resolution
Monitors and reconcile prepaid rent and percentage rent postings in the Cash Management system
Property Tax Management:
Oversee property tax process to ensure that tax accruals, payments, and tenant tax reconciliations align with expectations
Works with tax accountant to facilitate communication between tenants, tax authorities, consultants, property managers, and other relevant parties to ensure comprehensive tax management
Review payment packages and coding for all Ryan Tax approval reports, ensuring accuracy and compliance
Reporting and Compliance:
Maintain and update the Foregone Lease Cost (FLC) schedule
Review quarterly CM batches to ensure all transactions are properly recorded and reconciled.
Enter GL JE's accurately and timely as a Senior Accountant and process quarterly entries related to tenant revenue and expenses accounts
Conduct quarterly reconciliations of all relevant accounts, ensuring accuracy and compliance with accounting standards
Manage and execute quarterly payments related to mall operations, ensuring timely and accurate processing
Prepare memos related to the acquisition, modification, and disposition of leases
Financial Analysis:
Conduct financial analysis related to tenant rent collections, base rent percentages, and tenant deferral agreements
Prepares and analyzes the collections report to monitor outstanding payments and ensure timely collections and present it to the company in a timely manner
Collaboration and Communication:
Collaborate with cross-functional teams, including Acquisition, Property Management, Asset Management, and Real Estate Legal, to optimize financial and operational performance.
Ensure effective communication with internal and external stakeholders
EDUCATION AND EXPERIENCE
Bachelor’s degree in accounting, Finance, or related field
Minimum of 4-6 years of experience in property accounting
Strong knowledge of GAAP and lease accounting standards
Proficiency in accounting software and Microsoft Office Suite, particularly Excel
Excellent analytical and problem-solving skills
Strong attention to detail and organizational skills; self-starter
Effective communication and interpersonal skills
Ability to work independently and as part of a team
Experience with publicly traded companies, REITs, or the real estate industry preferred
Experience with internal controls and supporting SOX requirements preferred
MRI/Yardi or other Property Management software a plus
